Description:
We are committed to building a diverse and inclusive team and encourage applications from candidates of all backgrounds. We are seeking a talented and motivated Boiler House Operator. In this role, you will be responsible for operating and monitoring boilers and all associated equipment. Monitors all critical systems equipment (WFI, chillers, clean steam generators & air compressors). Acknowledges and reports any alarms on BMS systems (Johnson Controls and Siemens). Must be willing to work shift, Holidays, and Weekends.
Key Responsibilities:
- Responsible for shift operation of all boilers and related equipment within the plant.
- Operates three high pressure, two low pressure, and one hot water boiler.
- Monitors WFI, chillers, clean steam generators and BMS systems.
- Operates and maintains four Atlas Copco Oil Free air compressors two desiccant air dryer skids, and associated equipment.
- Records equipment readings once per shift, restarts critical systems equipment after power failures.
- Performs assigned duties related to annual boiler cleaning and state inspection.
- Performs all required mechanical repairs on boiler room equipment.
- Maintains daily logbook of all events/repairs on all equipment.
- Maintains spare parts inventory.
- Reports all parts used for repairs to Chief Stationary Engineer.
- Files purchase requisitions for parts used to Chief Stationary Engineer.
- Reports on number of spare parts on hand.
- Performs boiler water chemical treatment testing.
- Adjusts chemical levels to maintain proper ranges.
- Repairs/replaces chemical, condensate, feed water, and pressure powered pumps as needed.
- Monitors operation of water softeners and dealkalizers.
- Performs facilities maintenance in and around boiler room area including plumbing, electrical, and building repairs.
- Performs weekly testing of diesel fire pump.
- Repairs and rebuilds various types of valves and other equipment.
- Performs all other duties as assigned by the Chief Stationary Engineer/Supervisor.
Qualifications:

Education and/or Experience:
- High school diploma or equivalent.
- Must possess a current Black seal High Pressure License issued by the State of New Jersey. Working knowledge of computer software at a level to proficiently navigate, input and/or reference data.
- Minimum (5) years’ experience with high-pressure boilers with a strong background in facilities maintenance.
- Must be familiar with building management systems, SCADA systems or equivalent.

Skills:
- Must be able to add, subtract, multiply and divide in all units of measure using whole numbers, fractions and decimals.
Reasoning Ability:
- Operator must evaluate boiler operation and performance approximately 25% of shift coverage and make any necessary adjustments.
- Operator must also make routine decisions defined in state mandates and plant SOPs.
- Adept at reading of gauges (pressure, temperature) and boiler water testing and chemical adjustments.
- Must be able to evaluate critical alarm data from the BMS systems and critical utility systems.
Physical Demands:
- Lifting, 1-70 pounds, 25% of the time
- Must be capable of climbing ladders in excess of 10 feet and perform mechanical tasks while on the ladder
Work Environment:
- Indoors: subject to decibel levels ranging from 60db to 90db and extreme heat (in the summer months) equivalent to approximately 35% of shift hours
Compensation:
Hourly Rate: $38.00 per hour. The compensation for this position will be determined during the interview process and will vary based on multiple factors, including, but not limited to, work location, prior experience and job-related knowledge, relevant skills and expertise, current business needs, and market factors.
